The most important component to make this a reality is communication. This is our first and foremost responsibility to you and to your association.
We work for you therefore we don't have set services based on what we think you need but instead tailor fit our services to meet your needs.
Your board of directors might want to spend time with daily operations but doesn't want to worry about maintenance issues. Another board might not have time to spend much time and is willing to pay for much more services from a management company. The point is- It's your choice! Each association will be tailor made as for the services and cost of them. Here is a list of some of our services:

- Prepare proposed operating and annual budget for approval and adoption by the Board
- Develop effective assessments collection and accounts payable procedures. Delinquencies will be tracked on our Tops Management Software Program and reports will be provided to the Association as to delinquencies
- Maintain Association’s fiscal records in accordance with recognized and acceptable procedures
- Manage assets of the Association; maintain office records and accounts, as well as bank account(s)
- Obtain competitive bids and assist Board in selection of insurance companies, contractors and auditors
- Promptly investigate accidents or claims for damage; make and file timely report(s) to insurance company
- Receive service requests and complaints from Board and take appropriate action.

Associations are governed by a set of rules and regulations. The Associations Board members adopt individual policies which, along with other governing documents, establish how the Association is to be run.
The covenant rules are set up at the time that the developer began the building of your individual community. These covenants, conditions and restrictions (CCR's) is the major document of rules governing your Association members. The Association usually also adopts policies which cover many other items such as collection of assessments, pets, parking, pool policies.
The Board of Directors normally set the vision. Their vision must be able to change according to the ever-evolving needs of it's members. If they are doing a good job, the members will feel it and will have that sense of "community" that is critical to a successful home community.
