There are many companies and people out there right now  that market themselves as Property Managers and Property Management Companies.  The reason for this increase in numbers is mostly due to the downturn in the Real Estate Market has left many Realtors with looking for ways to earn more income as Selling Properties is not producing the income they are used to getting.  

In the State of Florida, a property management company that collects rent, secures tenants and the like must be a licensed Real Estate Agent and therefore many agents are looking to offset their income with property management.  There is nothing legally wrong with this practice but does having the license to manage a property mean they know how to manage a property?  Absolutely not!  This business of Property Management is very complex.  There are so many aspects of it and if it is not done properly, it can be a complete disaster and the biggest loser is the owner of the home, you!

It can be extremely overwhelming and years of experience is definitely an important aspect to look at. 

If your property does not have a tenant, every day that it sits empty is money lost that can never be recouped.  But also if you have the wrong tenant in place and they damage your home or don't pay, that too is a loss that cannot be recaptured. Marketing for the right amount and not more or less is also a critical component to the over all success of your rental.  If it is priced too high, it will not rent or will take longer to rent than then the extra money you will get by renting at the higher cost.  Priced too low and there just is no sense to throw away money that you have worked so hard to get.
