We also understand your needs.  We understand that it is important for each of us to understand what to expect from each other.

The following is what you can expect from us: 

  • perform a pre-tenant inspection after we have an agreement to lease/manage your property.
  • communicate through email a list of items needed to be done (if any) to have the home show well and rent quickly.
  • Coordinate and/or get all the work needed above done within 72 hours of receiving the approval to do so.
  • Present you with a personal marketing plan for the property which includes but is not limited to:
  • A virtual tour of the property
  • Property placed in our Kiosk 24/7 marketing machine
  • Property is syndicated to:
    * HotPads
    * RentalHomePros
    * Vast 
    * Oodle
    * backpage.com
    * Local.com
    * Lycos
    * Military.com
    * Walmart
    * Truila
  • Zillow
  • Yahoo
  • Google
  • Our website that is constantly being marketed as number 1 in google and Yahoo's search engines.
  • Post our virtual tours to craigslist and repost at least 3 to 5 times a week for top placement.
  • Weekly updates with comments on showings and suggestions if applicable for changes if needed to rent faster.
  • Property Managers (licensed Real Estate Agents) show and "sell" your properties. 
  • Never send a potential tenant with access to your property alone...period!
  • pre-screen a potential tenant prior to showing them a home to assure they will meet our minimum criteria or we will get authorization from you if an exception may be approved.
  • process application from potential tenant over the age of 18 that will be living in your home. We check the following:
    1. Credit check- we look for collections for utility, cable, satellite, phones (both cellular and land-line)
    2. 2 years previous landlord
    3. Job verification (written or pay stubs)
    4. Criminal Background Check
    5. Income must be 2 1/2 times the rent
    6. Eviction check
    7. Bankruptcy check
